About SRI Tax Sales

SRI Services runs property tax sales for Indiana counties. County sites such as Lake, Hamilton and Porter send bidders to it, and bidding happens on its Zeus Auction platform. The sales are set by Indiana law and follow the state's tax-sale seasons, so there are long stretches with nothing on the calendar.

What you buy is a tax sale certificate, not the property. The winning bid pays the delinquent taxes and costs; the owner then has a redemption period, one year after a county tax sale and 120 days after a commissioners' certificate sale, and if they redeem you are repaid. Only if they do not can you petition the court for a tax deed. The minimum bid is the tax owed, not the value of the property.

Frequently asked questions

Where do I bid on SRI tax sales?

On Zeus Auction, SRI Services' bidding platform. Each Indiana county's page on sriservices.com lists that county's scheduled sales.

What do you actually get at an Indiana tax sale?

A tax sale certificate. The winning bid pays the delinquent taxes and costs, and the owner then has a redemption period to pay them back: one year after a county tax sale, 120 days after a commissioners' certificate sale. If the owner redeems, the buyer is repaid. Only if they do not can the buyer petition the court for a tax deed.

Why does BidProwl not show a price on these parcels?

Because the minimum bid is not the price of the property. It is the tax, penalties and costs owed on the parcel, and paying it buys a certificate rather than ownership. Showing it as a starting bid would make a house look like it sells for a few hundred dollars. The amount is in each listing's description, next to what it buys.
