About CivilView Sheriff Sales
CivilView's SalesWeb is the system county sheriff's offices use to publish upcoming foreclosure sales, as the law requires them to. Most of the counties are in Pennsylvania and New Jersey, with others in Delaware, Ohio, Illinois, Minnesota and a few more states. It is a public notice list, not an auction site: you cannot bid on CivilView.
The sale is held by the sheriff, in person, on the date in the listing. Certified funds are usually due on the day, you usually cannot see inside the property, and unpaid property taxes and senior liens can survive the sale and pass to the buyer. Check the county's own terms and the property's lien position before sale day.

Because an honest one cannot be calculated from the listing. On agency-owned homes from HUD or Fannie Mae, title is already clear and we publish an estimate. On a sheriff sale the surviving liens are not knowable in advance, so we publish the list of what can survive instead of a number that would be wrong.
